FAR basics
What is FAR?
FAR (Floor Area Ratio) is the total covered area allowed on all floors divided by the plot area, expressed as a percentage. A 200 sq m plot with 145% FAR allows 290 sq m of total built-up area.
What is ground coverage?
Ground coverage is the maximum part of the plot that the building can cover at ground level. The rest stays open as setbacks and open space.
Can I build more than the base FAR in Haryana?
For HSVP sector plots, the April 2022 amendment allows additional FAR on payment, up to 300% for plots up to 250 sq m and up to 264% for larger plots (up to 1,000 sq m).
Is this result final for my building plan approval?
No. It is an indicative figure. Setbacks, road width, parking, height and local amendments also apply. We confirm the exact numbers before design.
Planning to build on your plot?
We design within the permitted FAR and coverage, so nothing has to be broken later.
